Online Booking Terms and Conditions
The terms and conditions detailed below apply to all bookings made with FPI Hotels & Resorts, whether at www.fpihotels.com or via the individual hotel websites. Please note that for promotional bookings the relevant additional terms and conditions should be consulted.
Dinner reservations and Spa treatments, cannot be guaranteed on line. If your booking includes such additional service, please contact the hotel directly to reserve. Please note that the price being offered currently can not be guaranteed should you not complete your booking at this stage. All rates featured on the FPI Hotels & Resorts Website are subject to availability and FPI Hotels & Resorts reserves the right to refuse a booking.
We offer a wide ranging of price, as detailed below. Our prices will fluctuate depending on availability and demand at any given time. All prices are subject to change without prior notice. Prices are subject to availability and are exclusive of VAT and city tax for the respective property. Your price is guaranteed once you have been given a confirmation number. After receiving full payment, we reserve the right to cancel a reservation without notice if we understand that pay for this booking is fraudulent.
The price you selected includes room rate and applicable taxes and does not include any charges for optional incidentals (including but not limited to gratuities, food and beverage, minibar charges and other optional incidentals). Other restrictions: These rates are not combinable with any other offers and promotions and are not available for group bookings. All rates are non-commissionable.
NON - REFUNDABLE RATES
In general, our non-refundable rates are fully prepaid at time of booking. These rates are non refundable and non transferable. Full pre-payment including all taxes and extra service (booked as add ons) will be charged on your credit card at the time of booking. The payment is non-refundable if reservation is modified or cancelled. Modifications to your reservation (including but not limited to name changes, date changes, etc.) are not permitted. All reservations must be guaranteed with a valid credit card. In case of invalid credit card, the hotel cannot guarantee your accommodation.
Early departure/cancellation: If you depart early or you cancel or fail to honor this reservation for any reason, you will not receive any credit or refund.
BEST FLEXIBLE RATES
In general, our Best Flexible Rates are available until the day of arrival. These rates allow you to alter or cancel your booking up until one day before the arrival without charge. Cancellations made after 6 pm one day prior to arrival will incur a one night's room charge and all extra services (booked as add ons).
This is with the exception of St. Ivan Rilski - Hotel, Spa & Apartments (may be cancelled up until 6 pm, 2 days prior to the day of arrival without charge after which a charge for the first night's accommodation and all extra services (booked as add ons) shall be payable) and Santa Marina Holiday Village (may be cancelled up until 6pm, 7 days prior to the date of arrival without charge after which a charge for the first night's accommodation and all extra services (booked as add ons) shall be payable).
PROMOTION & PARTNERSHIP RATES
These rates will require a promotion code. Separate terms and conditions may apply which will take precedence over these standard booking terms and conditions.
For the avoidance of doubt, your price does not include any incidental charges which you may incur during your stay (including, by way of example only, in respect of your use of the hotel's bar and mini-bar facilities and the costs of external telephone calls from your room). Such charges will be payable by you on departure and, in the event that you fail to pay any such incidental charges, it is a condition of your contract with FPI Hotels & Resorts that you irrevocably authorise FPI Hotels & Resorts to debit your credit or debit card for the amount of any shortfall.
GIFT VOUCHERS & MEMBERSHIP CARDS
Each gift voucher should be paid at the time of purchase via the inegrated secured online POS terminal.
- To redeem a Voucher, the client has to bring a printed copy of the Voucher when using the service;
- Preliminary reservation is required after buying the gift voucher. The client has to contact directly the selected property on the phone numbers part of the voucher /not required for the memberships/;
- In case of reservation no-show or late cancellation less than 24 hours before the pre-booked day and hour, the voucher will be canceled and the prepaid amount will not be refunded /not valid for the memberships/;
- The voucher can only be activated before the expiry date;
- If the client does not activate the voucher before the expiry date, it will be canceled and the prepaid amount will not be refunded;
- Every client could purchase an unlimited number of vouchers;
- Some vouchers could have different than the usual 60 days expiring period which is mentioed in their description;
During major sporting events, social events, conference and exhibitions certain rates may not be available. Certain dates may be subject to a minimum length of stay. All rates are subject to availability.
Availability of suitable rooms is limited and extra beds may need to be used where such accommodation is sought. The hotel concerned will determine whether a room is suitable for the purpose of this offer. Children staying in their own room will be charged 100% of the full adult rate paid by the accompanying adults.
Babies /0-2 years old/ will stay with us free of charge.
In case child’s cot/crib is needed for any booking at Santa Marina Holiday Village additional surcharge will apply.
One child under 12 years stays free of charge when using existing beds in parents room. This is with the exception of St. Ivan Rilski - Hotel, Spa & Apartments where all children from 0 to 6 years stay free of charge when using existing beds.
Older children are charged additionally in extra beds.
At all Sofia properties pets are not allowed.
For St. Ivan Rilski - Hotel, Spa & Apartments and Santa Marina Holiday Village pets are allowed on request. Charges may be applicable. Please, contact hotel directly in advance for additional details. Policy and prices are different in each hotel across the group. Please call the hotel direct for details.
Car parking is free at most of our hotels, but at some hotels is chargeable and/or there is limited availability. For further information on parking availability and charges, please check the rate description for your chosen hotel.
CHECKING IN AND OUT
ARRIVAL AND DEPARTURE

Credit card or cash deposit required. All guests are required to register. Government-issued photo ID required.
Hotel rooms are available from 2pm on the day of arrival. Rooms must be vacated by noon on the day of departure, unless otherwise sanctioned at the discretion of the hotel manager. For certain of our hotels, these times may differ.
At check in, the front desk will verify your check-out date. Rates quoted are based on check-in date and length of stay. Should you choose to depart early, price is subject to change.
Early check-in and late check-out can be arranged and extra charges apply. Please contact the hotel in advance for further information.
Extending your stay: Extensions will require a new reservation for the additional date(s), subject to availability and prevailing rates, and this rate shall not apply.
HEALTH, LEISURE AND WELLBEING
Our hotels have excellent leisure and spa facilities such as a swimming pool, steam baths, sauna and spa pool (the availability and range of facilities varies from hotel to hotel).
Please check online for the range of facilities at your chosen hotel. A charge will be made for the use of certain facilities, such as spa treatments, sauna, steam bath and exercise classes. Your use of such facilities is subject to any particular terms and conditions applying at the hotel at which you have placed your booking.
Under 16's are not permitted to use the gym or any of our thermal suites. They must be accompanied by a responsible adult at all times when using any other available leisure facility.

Our Central Reservations Team is available to take your booking 5 days a week from 9.00am to 5.00pm Monday to Friday Eastern European Time Zone (UTC+02:00).
When you make your booking you will be asked to guarantee your booking with a valid credit card if booked on Best Flexible Rate, or to prepay if booked on our Non-refundable Rates or promotional rates.
A booking of 10 persons or more is classified as a group and is subject to our Group Terms & Conditions of business, which differ from our Best Available and Non-refundable rates. Please contact Central Reservations for further details.
Prior to your departure from the hotel you will be required to settle your bill.
On arrival you will be asked to produce a valid credit card for the hotel to take pre-authorisation. If you are settling your account in cash or by a debit card, you will be asked for a deposit to cover the cost of your room for your stay (any extras which you may incur in the hotel will not be chargeable to your room account). FPI Hotels & Resorts accept all major credit cards, including MasterCard, Visa and American Express.
The credit card used to book the Non-refundable rate must be presented to reception on arrival at the hotel.
CANCELLATION & AMENDMENTS
All cancellations are made in accordance with the cancellation terms of the rate booked.
Non-refundable Rates are non refundable and non transferable and full pre-payment will be forfeited.
Best Flexible Rates may be cancelled up until 6 pm one day before the arrival without charge, after which a charge for the first night's accommodation shall be payable. This is with the exception of St. Ivan Rilski - Hotel, Spa & Apartments (may be cancelled up until 6 pm, 2 days prior to the day of arrival without charge after which a charge for the first night's accommodation shall be payable) and Santa Marina Holiday Village (may be cancelled up until 6pm, 7 days prior to the date of arrival without charge after which a charge for the first night's accommodation shall be payable.)
Promotion rates may be cancelled in accordance with the respective cancellation terms.
If you wish to review, adjust or cancel your reservation, please revert to the confirmation email and follow the instructions therein.
Whilst every effort is made to fulfil any particular requests which you may have in relation to your stay with us, please note that these requests do not form part of our contract and we cannot guarantee that we will be able to meet all particular requests.
COMPLAINTS OR COMMENTS
Any complaint/comment regarding one’s stay at our properties should be brought forward directly to the hotel's management at one’s earliest convenience so that it can be dealt with in the shortest time possible.
Although every effort has been made to ensure the accuracy of the information set out on our websites and marketing campaigns, we cannot accept responsibility for any errors or omissions, and reserve the right to vary, amend, supplement or cancel any of the information or offers featured on our websites or email campaigns at any time.
